Revisions to Building Regulations - New Documents Published

Continuing on the government’s path towards Zero Carbon Homes in 2016 the latest revisions to Part F (Means of Ventilation) of the Building Regulations reinforce the practices of Greenwood Airvac.
 
In line with the staged carbon emission reductions for new housing in the UK there are now two new design standards for air permeability which impact on the ventilation rates required;

 

Dwellings with a design air permeability tighter than or equal to 5ach @ 50Pa
(default option – this assumes zero air permeability so the building is entirely reliant on purpose provided ventilation)

 

Dwellings with a design air permeability more than 5ach @ 50Pa
(alternative option- this assumes an infiltration rate of 0.15ach, so the purpose provided ventilation requirement is less)

 


The most significant change to note however, is the introduction of the Domestic Ventilation Compliance Guide, a new associated document to ADF2010. Covering installation, inspection, testing, commissioning and, for the first time, provision of information to the end user (operation and maintenance). This takes a major step towards categorising ventilation as a controlled service within the home and ensuring Guaranteed Installed Performance.
